"Ah, a man who's into making money," I realized. "I like your style, but I trust you've done your research on the neighborhood the bar is in?" |

I nodded my head as Jeffrey handed me the research he'd gathered on the location. "Yes, I have actually." I wasn't stupid to put a club in bad location. The spot that I had picked was perfect for it. |

"Then you know that the last three owners of that location failed at trying to make a profit on the location," I told him. I'd gotten the land at a modest price. |

"Yes, I've noticed that. But unlike the rest, I'm not going to just sit around with my thumb up my ass while my work goes under." I replied. I knew how to get things done. I'd also ran a few night clubs back in Texas with great success. I could've had one back home, but I didn't want to live there after I found out the truth. "I've done my research, Mr. Underwood. And I know what it's going to take to turn a dollar outta that land. ... It most certainly isn't sitting on my ass and crying about it." |

"I like your attitude," I told him. "I'm not going to sell you the property, Mr. Hayes. I will lease it to you at a fair cost, however." |

Leasing really wasn't what I wanted, but I guess I'd have to find out what he thought of as a fair price. I leaned over and conversed a moment or two with Jeffrey to get his opinion. He was in the same boat as I was. "And what do you deem a fair price, Mr. Underwood?" |

"How does 5,000 a month sound, plus free use of the parking lot next door?" I asked. |

I looked over at Jeffrey and got his small nod. "Five thousand a month, free use of the parking lot, and an offer to buy after the first eighteen months." |

"Very well, Mr. Hayes," I told him. "You have yourself a club." I extended my hand to shake. |

I shook Jacob's hand. "Wonderful. I'll have Jeffrey draw up the contracts and get them to you immediately." |

"Of course," I said as I looked at the young man. "I look forward to doing business with you, Mr. Hayes." |

"You as well, Mr. Underwood." I stood up, preparing to leave with Jeffrey. |

"If you have any trouble aquiring zoning permits or a liquor license, call my office," I told him. "I can have anything you need pushed through almost immediately." |

"It's my pleasure," I told him. "Feel free to call anytime, Mr. Hayes. I have a feeling we're going to work very well together." |

I nodded one last time before departing from Jacob's office. |

"Keep me informed of everything he does," I told my lawyers. "I have a feeling Mr. Hayes is going to be of much use to me." |
