She chose to thumb her nose at the terms of her condo contract, and a simple solution would have been to follow what she agreed to when she bought in. A contract is a contract and must be abided by. |

THe woman decided she would set up a board within an already elected board. The elected board didn't like this so they held her feet to the fire, i.e., the minutiae of the contract. I am in a large co-op. Every now and then I semi-decide to run for the board for a 3 year term. Any housing board would find my engineering and financial prowess very useful. Reading things like this help me realize maybe I don't need the aggravation. Why should I do hard work for free? There are advantages to cooperative living where you get doormen and maintenance staff WHO WORK FOR YOU...things you could never afford on your own unless you are a Vanderbilt. Totally agree with you Wildie. I have lived in my condo for the past 16 years and have been on the Board for two terms of 3 years each. Having a well run Board is to the benefit of an owner as is having rules. There must be rules if you are living in a building with perhaps 100 people or more and they must be followed. I can't imagine living in a building where residents are allowed to do whatever they pleased. Can you imagine how the property would look and the property values would certainly decline. Do your homework before you buy so you know what you are getting into and once you are in there adhere to the rules and hope that you have a Board who is intelligent enough to make good decisions about upkeep without having to do an assessment or increase your monthly fees dramatically. I consider myself lucky to have been on such a Board and would still be on it if not for health reasons that I had to resign last year. |

I know two people who have quit the boards due to stress, one fellow had a mental breakdown with threats from other owners. The other fellow a C.A. did the books for the association. He was subject to threats, phone calls at all hours and notes placed under their door. He quit after 3 years and they've hired, a firm an added cost for the owners! Their condo fess for this bldg. are now 650.00 per month. It's a newer all brick bldg. built with concrete and steel, all sound proofed, but to me the fees are atrocious! The units sell for 450 and up depending on the square footage. We also have bigger condos on the ravine across from us, no adjoining walls, all have attached 2 car garages. They are older, most 2300 square feet and above. They had a self managing team when we moved here 28 years ago. Many were retired and have moved to assisted living or passed on. The bldgs. are older requiring new decks, roofs, windows etc, they were all just hit with a 30,000.00 assessment! I have a friend that bought in there five years ago. They were advised by their lawyer to back out as their was very little money in the condo fund, something like a 100 grand and should've been a million. They instead negotiated with the vendor for a reduction and were successful. They knew the circumstances, however they operate a lucrative business, so could afford the additional expense and wanted the privacy of a ravine location. Their condo fees are now 600.00 per month and the units sell for upwards of 500 thousand. If I had to pay that monthly fee I'd stay in my home and pay for services which are much less. |

All condos are a disaster in the making. Always get out before the ten year period. The shit holes start to fall apart. The management wont let the reserve fund grow. They spend it on nonsense as time progresses. Then owners end up with a large assessment which is almost a second mortgage and large at that. Caveat emptor! |

I don't now but I lived in one for around 20 years in North York, and Mississauga. And I know exactly what I am talking about. They are shit holes desirable only as a last resort. IMO. |

Condos and co-ops are only as good as the people IN them and the people they elect to represent them. Some of the most desirable apartments in New York are condos and coops on Park and Fifth Avenue and some are pushing or pulling a century old. I was lucky in that a couple years before I moved in the windows were replaced in 1600 apartments, the bricks were pointed, and the elevators were replaced (7 of them) Since I moved in, the hallways, 79 of them, were wallpapered, painted and carpeted, the chimneys were relined with expensive stainless steel, 45 stories tall, and the burners were replaced to burn either #2 fuel oil or natural gas.
